- EQUANS staff will share the front of hours services with LSE staff
- LSE will provide reception services from 8am-8pm Monday to Friday, with EQUANS staff providing out of hours reception duties
- EQUANS staff will work under the LSE Code of Conduct as part of the integrated front of house team and EQUANS staff will receive the same training given to LSE to ensure customer experience is consistent
- All front of house staff will receive training on the CAFM systems to ensure students are able to log requests with either LSE or EQUANS staff
- Security and concierge staff will report student issues and risks to the LSE wardens and will support the wardens and LSE staff

How will I be updated as the works progress?

What is an RLO?
Your Resident Liaison Office r(RLO) is your first point of contact every step of the way and are here to help you during our working hours. Please do not hesitate to contact them at any point.

How do I make a complaint?
Please speak with your allocated RLO in the first instance. We encourage all communications whether it's face to face, email, text or a phone call. We will take your complaint seriously and conduct an investigation, we will then report our finding back to you.

How do I let you know if I am happy with everything that has been done?
We are always happy to hear that you are happy. So please drop us a note, letter, email or text to your RLO (make sure to note your name and address). This is always appreciated. We also have a feedback sheet that allows you to praise us, please ask your RLO for a copy.

How long will the works take?
The construction works for the project began in January 2022, and are due to complete in July 2024.
The facilities management services are due to start in September 2024 and end after a 50 year period in approximately August 2074.

When will the contractors be working?
Our works will be carried out during our working hours which are Monday to Friday between 8am and 6pm, there is no scheduled weekend working.
From time to time we may be required to work outside these hours, this will be with prior agreement of Southwark Council for tasks such a specialist plant movements. There may also be times where our works overrun due to unforeseen circumstances such as batching plant breakdown however we will work to do everything we can to avoid this.
Please note that works undertaken by individual contractors such as Oliver Connell & Son may differ.
Will the works be noisy?
We will be doing all we can to keep noise and disruption to a minimum, however due to the nature of the works there are likely to be periods of noise and/or dust.

Who is undertaking the works on this scheme?
EQUANS are the primary building contractor that will undertake the majority (or approved subcontractors appointed by EQUANS) of the construction works.
We are also the Facilities Management and Lifecycle works provider. This will include:
Oliver Connell & Sons Ltd are appointed as the primary subcontractor and are currently undertaking the demolition, piling, groundwork and RC podium frame works.
Other subcontractors including FP McCann and Working Environments will be responsible for undertaking various elements of works.
Offsite Solutions have been appointed to carry out the bathroom pod works.
How are the pre-cast concrete frame panels made and installed?
The project will be constructed from pre-cast concrete panels after the 2nd floor podium slab level. These units will minimise disruption as they will arrive to side in full bays, fully clad with brickwork, windows fully integrated and glazed.
Due to the nature of the build this will also alleviate any requirement for scaffolding.
How are the pre-fabricated bathroom pods delivered/installed?
Bathroom pods will arrive fully finished on the back of delivery vehicles. These will come protected against the weather and dropped into the student bedrooms. Once the next floor is constructed and services are installed around the pods they will be pushed into their final location. These will then be tested and connected to services ready for use.

How will vehicles access the road and will any roads need to be closed?
All vehicles will access and leave the site using Glengall Road to connect to the strategic highway network by either approaching and departing from the north via the A2 Old Kent Road or from the south via the A202 Peckham High Street, utilising the B215 Peckham Hill Street and Bird in Bush Road to access the southern end of Glengall Road.
When the on-site servicing yard is available and can still be accessed via the existing vehicular crossover, all construction vehicles will access the yard from Bianca Road via Glengall Road. Vehicles will then turn around on-site and exit back onto Bianca Road turning right towards Glengall Road and either head north our south towards the A2 or A202 - also see figure 4.1 below:
When the pit lane is implemented, all construction vehicles will enter Bianca Road from Glengall Road before pulling into the gated pit lane located on the footway. When existing, construction vehicles will depart to the east to perform a loop to connect back to Glengall Road in forward gear via Haymerle Road and Latona Road - also see figure 4.2 below:
Pedestrians and cyclists will be provided with a separate access point from Glengall Road and Bianca Road throughout the construction period to separate personnel from vehicular access. This will lead to the site accommodation and on-site cycle parking and will not be shared with any construction vehicle access - also see 'pedestrian diversion' below:
A hoarding perimeter around the site will also be provided to protect the general public from construction activity. Furthermore, the pit lane in association with traffic marshals will segregate construction traffic from pedestrians.
