Works update - April 2023

Further to your recent newsletter, the information below is to provide an update on the programme about the works currently being delivered at Seaton Point.

Since our previous newsletter in February, we have made significant progress with the bedroom and kitchen window replacements; thanks to all who allowed access for this essential work.

We understand that these works are highly disruptive, and Hackney and Equans both have dedicated staff with whom you can discuss potential measures to assist you while the works take place.

Our priority is to ensure that this project to Seaton Point is completed as quickly as possible, to leave residents with a building which is improved for fire safety and energy efficiency standards.

Our progress to date

We have now completed as much window work as possible; to progress further, we need to secure access to a remaining few homes. Hackney Council have met with these residents to discuss arrangements to start work. We will update all residents on progress as soon as possible, as we are keen to ensure that there are no further delays to the scheme and that we can begin to remove the scaffolding from the summer onwards.

You may notice a reduction in operatives working at the building due to the lack of available work. Achieving continuity of work in the coming weeks, which will require the cooperation of all residents, is essential in the coming weeks to ensure that we can retain our subcontractor appointments.

To date; windows to 60 properties have had both the kitchen and the bedroom windows replaced, and a further 9 have had the bedroom windows replaced. We are unable to complete the kitchen windows to these 9 properties as they have to be replaced at the same time as their neighbouring properties' kitchen windows.

The 1st, 2nd and 3rd floors cannot be fully completed until the scaffolding has been removed down to these floors. The scaffold will then be altered so that we can remove the cladding.

We started the winter gardens on the north west elevation in January 2023. We have access to 19 winter gardens and these are progressing with the upper floors near completion, please remember these can only be started from the top floor.

We have also been replacing boiler flues to meet the current gas safety regulations and some boiler relocation works were needed to certain properties. We will return to each property at a later date to fit the fire retardant panel which has to be ordered after the measurements have been taken. This appointment will be approximately 6 weeks after the installation of the flue.

Decoration to the chimney stack has been completed.
