Kingfisher Court - Resident Meeting Minutes - 26th September 2024
Thank you to all those that attended our last resident's meting on Thursday 26th September. Below we have included a summary of the minutes.

JN: In terms of Kingfisher Court, the works undertaken to date are:
- Stud install, insulation and Y wall board 100% complete
- EPDM around windows 100% complete
- Tyvek membrane 100% complete
- Brackets and rails 100% complete
- Fire breaks 100% complete
- Render carrier boards 100% complete
- Roof level scaffold removed
- Roof clean completed
- Lightening protection to roof at Osprey Court which serves Kingfisher Court
- Top floor communal balcony 95% complete
JP enquired as to what had changed on the top roof terrace balcony. To which JN advised that this was being replaced with an aluminium (non-combustible) material.
Upcoming works:
- Complete remaining top coat render (weather permitting)
- Ali deck to lower communal balcony to be completed
- Ali deck to private balconies to be completed
- Fire stopping (injectaclad from GF to 1st floor)
- All other accessories to building to be completed
- All other accessories to building to be completed i.e. downpipes
- Final clean
- Continuation of scaffold removal
Works to communal balconies and private balconies are still ongoing. Our aim is to complete the top level, which is currently at 95% approximately, and then progress with the work on the lower balconies, the move onto the private balconies. It was re-iterated that we still need for everyone to clear their balcony. Written reminder letters will be issued requesting residents to clear all materials from all balconies.
MB advised that works on the fire stopping for the Injectaclad - from ground floor to 1st floor is still under discussion and is hoping to have this signed off by the end of this month.
MB also advised that the brickwork from around the flues and installed stainless steel sleeves have also been removed, and as such it is also fire rated there now. He informed the meeting that this will be replicated to the vents to the brickwork.
MB further stated that landscaping works will be carried out once we have completed rendering at first floor level and scaffolding has been removed.
SK: We will be replacing the tree that was removed.
A number of questions were put forward by JP, which were answered as follows:
JN: We are also installing new downpipes, which is still ongoing. JP: What are the downpipes for; is this to collect rainwater? MB: It's to collect the rainwater from the roof and the balconies.
JN: James, do you have any security issues that you may have or any of the residents? JP: No, I think everything is fine.
JN: Regarding the social values when the scaffold is removed, and everything is clear we will install new lids to gas meter boxes. SK: That is being done as a goodwill gesture from Equans to the residents of Kingfisher.
JP: When do you expect the scaffolding to be fully removed? MB: Once rendering works have been completed, it will be removed lift by lift weather permitting. We will keep you informed.
JP: When will the EW1 forms be issued? SK: That will be issued after the final completion certificate. It will be issued after that. MB: That normally takes about 5-6 weeks after we have completed the works.
