Resident Meeting Minutes - 24th July 2024

Thank you to all those that attended our last resident's meting on Wednesday 24th July. Below we have included a summary of the minutes.

KR: In terms with Kingfisher Court, studded installation and Y wall board which is the first layer has all been completed. All the EPDM and membrane are also now complete. We are at 80% for the brackets, rails, fire breaks and the render board that gets installed is at 80% - these works are nearing completion in the next few days, so we're eminently due to start the final render works. That has already commenced in Osprey Court, so it will just follow-on to Kingfisher Court.

We have had the scaffold on the roof removed, so it will be a process of when the renders being completed by levels, and they have been signed off and made sure that everything like windows e.g. have been cleaned, the scaffold will be struck level by level. We have completed a roof clean as well.

SK: It was down to carry out the survey to the roof. When the survey was completed we found that the roof was in good condition, so we decided to clean it.

KR: The communal roofs are due to have Ail decking installed, which is a replacement for the timber decking that has been removed. This will be completed very soon.

KR: Ail decking is different to timber because it's an non-combustible material, which is within regulations. Lining protection has been installed to Osprey Court, because it is the highest building within the two blocks it serves for the two blocks. That has now being installed on the roof.

KR: Upcoming works: We are due to complete bracketry rails, render which is nearing 100% in the next few days. Render works to be commenced. Communal balconies and private balconies - there is added deck to be installed. We also have the fire stopping system to the brickwork to be done, which is when they inject the fire stopping to the top and behind the brickwork. This is a good solution to protect the building from fire - that is registered and signed off once that's all complete.

The last few works will be any other minor accessories to complete in the building, like down pipes to be replaced and any little extras will be done. Final clean and then the scaffold will start to come down.

We are aware of some issues that have been reported including some vibration within a flat. Also, some foul language. We have followed up on that and completed a Toolbox Talk with all the trades so everybody on site is aware.

Once we finish the render board, which will be a few days there shouldn't be any significant vibration as the render doesn't carry any sort of banging. The only thing you may experience following that is just when they are removing scaffolding and the ties that go into the building.

EP: How do you communicate with the builders that don't have English as their first language?

KR: A lot of the supervisors do speak good English, most of the guys are Bulgarian. So any information that we need to relay to them, they will translate.

KR: Regarding security we've had no reporting issues.

EP: There was one last week, where someone jumped over the garden of the ground floor, I don't know how he then ended up in the building because someone took their rubbish out and he ran through the door. I don't know if he accessed the back of the building via the scaffolding to get into the garden, but he got stabbed. One of the neighbours called the police and ambulance.

KR: The alarms would have gone off if he was on the scaffold itself. He may have jumped over the wall, but we have put fencing down the whole alleyway.

The police are aware of it and nobody has reported anything. Thank you for raising that but we have no reports of alarm's going off.

SK: Asked for social value if there were any ideas for the garden? We were thinking about a bicycle rack in the back garden.

EP: I think that's nice, but I personally won't put my bike out there. I'd just be too scared that it may get stolen.

SK: Highlighted the fact that the introduction of such a bench would attract unwanted attention e.g. ASB matters, and ended by asking all to forward details of any ideas if they could think of something suitable for the garden.

EP: I think a bench I'm not fussed but also wouldn't even want to try and attract people to it.

JP: I think it would be good if the garden at the back would be restored with trees/shrubs and lawn. I'm not fussed about a bench there or not.

SK: To reassure you, the garden area will be restored with the trees, shrubs and lawn. That is part of our plan.

KR: Once we're in place to completely remove the scaffold, we will get the landscapers into the garden, plus a tree to replant.

EP: About a week and a half ago when doing the communal door, the glass on the top was cracked.

KR: Yes we are on it.

JN: The guys will be in on Monday next week. We are aware of that, and it will be rectified.

EP: We had a letter to say the resident won't be paying the bill for the cladding. Could you tell me where the cost is coming from and who is paying for it?

SK: Southern Housing are fitting the bill. When Michael Golf came into power, he made it clear to everyone that no leaseholder is going to bear the cost.

JP: Can we have items on the flat roofs or is it a fire hazard?

SK: Providing those don't carry out a BBQ on it. I would have to run it by the home ownership team, they can tell me the dos and don'ts.

JP: What is the expected date when the external wall system could be signed off as compliant?

KR: We are looking at by the time everything is completed, and the compound has gone obviously weather permitting, we're looking at the end of September into October that includes our compound. Signing off all depends on that all parties agree that everything is perfect.

EP: Regarding the gas boxes, some are cracked. Will this be fixed?

KR: We can have a look at that.

EP: When everything is signed off will we have access to EWS1 certification? Will it be emailed to us or do we go through Southern Housing for it?

SK: It will be upon request.

JP: Will the building safety be signed off after September?

SK: Yes, but we need a fire engineer to sign it, building control and Southern Housing to sign it off as well and then the EWS1 forms will be issued.

EP: Will you be replacing the grey material back onto the building or will it look different?

KR: It will be like for like. Everything is like for like in terms of visuals but obviously improved in terms of regulations and non-combustible.

EP: When can we expect the internal works to be done?

KR: We will be starting at Osprey soon, and once finished we will arrange to check colours with you.

JP: Will you also measure the EPC after the works are completed as I was lead to believe the insulation should be improved from before?

SK: Not that I'm aware of because in my previous projects we did not measure any EPC. We don't have any plans to carry out any EPC.
