Resident meeting minutes - September 2024

Project update/summary:
We completed the fire remediation and water proofing works, as well as the fire barriers and insulation works which are now 100% complete to all levels and elevations.
We've commenced with the installation of the new side rise cavity barriers on all the brickwork areas, including the fire collars for the existing gas flues, the kitchen and bathroom extract fans and the installation of the new balcony fire rated decking on all brickwork areas. The external decorations have commenced on the roof and 5th floor balcony handrails and railings.
We've carried out the abseiling works for the cladding, flashings and cappings at roof level on the northeast elevation, with only brickwork fire collars to follow shortly.
We have completed the whole building in a new fire-retardant breather membrane which keep the building 100% watertight behind the new cladding which we have completed.
Our aim as always, is to keep your building fully fire rated, nice and cool in the summer with warmth in the winter as well as watertight at all times.
Last month's key steps:
- We commenced with the installation of the new cladding on the front and rear elevations
- We completed the Y boards and insulation works, including the EPDM water and fireproofing works
- We have also completed removal of the current external cladding system and installed a new fire-rated system to match the existing look of the block
Next month's key steps:
- We will be completing installations of the new cladding to all elevations
- We are currently in the process of fire remediation works to all external gas flues, kitchen and bathroom extractor fans and flexy ducts
- We've completed the installation of all cavity and fire barriers as well as the Duo Slab insulation behind the new cladding
- Finally, we have now commenced with the installation of the new rain screen cladding, starting from the roof downwards
Questions:
Q: When will the external wall works finish?
A: Stage 4 design has been issued, we await design sign off with stage 4, which is imminent. We are currently working hard alongside the structural engineer, fire engineer and architect to ensure we get things right for you ensuring we leave you with a warm and secure home - please bear with us.
Q: How long will the works take?
A: At this stage, it is far too early to say the exact duration of time of projects such as this one, but our target date for completion is the 17th September 2024, we will let you know if this changes. We are currently finding some unforeseen items that we would never have known about prior to opening up the building. We will try to be as clear as we can once we know the full picture.
Q: When would the external works finish?
A: November for the cladding and brickwork we are hoping to finish by 6th November. If we can improve on that, we will. When we remove the scaffold, we aim to complete works by the end of November 2024. We are classing the bulk of the project to be completed by the end of November. There is a couple of weeks worth of works to the undercroft area and the brickwork areas as well.
