Equans is undertaking fire safety and prevention works to properties at Whytecliffe Road on behalf of our client, Southern Housing. The works include the removal and renewal of external wall insulation and rainscreen cladding, minor external fabric repairs and decorations, fire remedial works and removal and renewal of timber balcony decking.

We have taken possession of the building's community hub on the ground floor to provide our staff with a site office as well as providing a pop centre for residents whilst the works are being carried out.

  • Resident respite facilities now available

    Respite facilities are now available to give you a break from the works.

    The resident's respite which is located underneath the building at the community centre includes a tv, microwave, kettle, fridge and toilet. It's also accessible for residents with mobility issues with inclusion of an access ramp and disabled toilet facilities.


    The respite is available for use by residents during our working hours (Mon-Fri, 8am-5pm).

  • Resident update - July

    Welcome to your resident's update from Equans. This is a great way for us to keep you up to date with all the work that has been going on so far and what we expect to achieve going forward.

    As you will be aware, Equans has been appointed by Southern Housing to replace cladding and associated fire remediation works at Whytecliffe Road.

    IMPORTANT REMINDER: No parking allowed on site. A parking ticket will be issued to unauthorised vehicles parked within the bulding.

    Works update:

    Replacement of balcony decking: We will start with two pilots - dates to be confirmed. When we start to install your new decking, we will need to isolate your boiler to carry out stripping of the cladding on your balcony. You will receive 7 days notice - all balconies should be completely clear to allow workers access. If not, we will not be able to carry out any work i.e. bamboo nettings etc.

    Brick repairs: This week there will be some minor brickwork repairs and cleaning, so you will see contractors on the scaffold carrying out the works. We will try our best to keep the noise to a minimum, so that we are not disruptive. Please note that we have the respite facilities ready for your use.

    Fire stopping and redecoration of communal areas: We are carrying out some work within the internal communal areas for fire stopping works on all levels, but we will not need access to your homes. Once completed the redecoration works will take place.

    Under croft: We have started works in the entrance of the building, taking down old material from the ceiling to investigate water leaks before installing the new materials.

    Access to your home: We will resume gas flue isolations - the remaining flats will be contacted by Trevon to book an appointment for when these works can be completed.

    Monthly residents meeting: We would like to invite you to our next residents meeting taking place on 3rd August on Microsoft Teams from 6pm - we will send you a link.

    Reminder: Please can all residents avoid parking in the under croft or surrounding areas of the building, as it is a building site and also a breach of health and safety to our fire plan.

    We advise all residents to close their windows to prevent dust and debris from entering your flat during working hours. We would also like to kindly ask all residents to inform the site team of any contractors or deliveries during our working hours (8am-5pm, Mon-Fri) to avoid any disruptions to the works.

  • Resident update - June

    As you will be aware, Equans has been appointed by Southern Housing to replace cladding and associated fire remediation works at Whytecliffe Road.

    Works update:

    We are stripping off the remaining cladding around the gas flues, we need to carry out gas isolations to your boilers. The reason behind this is to ensure the safety of residents and operatives. We would also like to thank the residents who have given us access to isolate their boilers - RLO, Trevon will contact a few more residents for this process to be carried out.

    We are re-hanging roof doors & mansard gates to rectify the damage to the roof door and gates as current ones are damaged - this is to ensure the roof can be used again safely.

    We will be carrying out balcony slab surveys, to identify the following: Floor slab construction detail, reinforcement present (layers are present, to assess thickness and variation), voiding under the floor slab.

    We also carried out rainwater hopper and downpipe survey to assess any cleaning needs, if the downpipes are clear, planning maintenance for any present/current damage.

    We are removing the timber decking to investigate what is behind so we have a clearer scope of required works.

    Reminder: Currently we are stripping, drilling and carrying out other work related matters, we advise all residents to close windows to prevent dust and debris from entering into your flat during working hours.   • Resident Meeting Minutes_Jun23

    Thank you to everyone that attended our latest resident meeting, we've included a summary of the minutes below - you can also view the minutes by clicking here or visiting our 'Document Library'.


    Thanks to everyone that has joined, and due to the number of residents present, we believe it's not a lot due to others being satisfied with the information we are providing.

    The side of the building, we also need to install scaffold to carry out the work safely.

    • Trevon will contact you for boiler isolations
    • Cladding is being stripped, materials have been ordered and we are on track
    • Carrying out surveys and extra works on the roof. Replacement of doors etc.
    • Gas isolation works in progress, and we are on target
    • As we get closer to summer, we are looking to organise a social value event. We would like to organise a day in construction for kids around the area and within the blocks to have a chance to know and see what a day in construction is like.

    Q&As

    Q: When will the balcony be done?
    Now, we are stripping the facade so once this is done. We are moving towards the balconies and once we are at that stage. RLO, Trevon will inform you in the next 2 weeks.

    Q: Will we see what the decking looks like?
    Yes, samples are going to be on site available and the RLO, Trevon will inform residents so they can view it.

    Q: Would the residents get an ews1 form post works?
    Ews1 form will be issued to the landlord, which is Southern Housing. Any residents who want it once it is issued to Southern Housing can request it.

    Q: When will the work be completed?
    September and we are still very much on track with it.

    Works update:

    • Scaffold to the rear of the building is complete - this includes a Haki staircase and hoist
    • Scaffold erection to the side elevation has started and should be completed within the next two weeks
    • Lightening rods on the fifth level balconies have been removed to allow stripping of panels and cladding removal - we have also started to remove cladding at the rear of the building
    • All call points, fire extinguishers and power on each scaffold floor at the front of the building is now live and fully operational

    Monthly residents meeting: We would like to invite you to our next residents meeting taking place on 8th June on Microsoft Teams from 6pm - we will send you a link.

    Reminder: Please can all residents refrain from throwing cigarette butts over the balcony as it lands on the scaffold which is a fire hazard. If this behaviour continues, we will be forced to send out personal letters to those residents where we find the cigarette butts and also inform Southern Housing.

  • Resident Meeting Minutes - May23

    Thank you to everyone that attended our latest resident meeting, we've included a summary of the minutes below - you can also view the minutes by clicking here or visiting our 'Document Library'.


    We would like to let all residents know the pre-con survey carried out was organised to document the current state of the flats so during the works if any damages occur, we can make good. Unfortunately, we need to carry out another pre-con survey which will include taking photos of every wall in your flat.

    The respite is an area we made in the site office to accommodate residents during the works. It is a multipurpose area so please feel free to use at your leisure. In the respite area, you get the opportunity to relax and work away from the drilling and banging.

    • Moving forward your letterboxes will be used to share information when emails do not go through. Please let us know, if you prefer an alternative method when we can't send them by email
    • We would like to remind all residents that dropping cigarette butts on the scaffold is prohibited. Repeat offenders will be reported to Southern Housing as this poses a health and safety risk to everyone
    • If you see anyone on the scaffold outside of our working hours of Mon - Fri, 8am-5pm, please call the police on 101 or our out of hours emergency number on 0800 328 7244
    • Gas flues might be turned off for a few hours when we are working around your boiler flue. We will communicate this with you closer to the time. If that's the case, we will provide heaters to help keep you warm.

    Q&As

    Q: Are we still on track to finish in October?
    We are currently on track and like all projects, we will do everything we can to try and complete ahead of schedule. We will keep you all informed of progress, especially any delays.

    Q: Is the material a like for like?
    No, it's not due to the rating, therefore materials would be an upgrade i.e. certification and make. Timber decking will be replaced to aluminium decking, we are getting the samples to show residents. Resident Liaison Officer (RLO), Trevon will let you know when the samples are present on site for you to have a look at.

    Q: What about concrete slabs?
    No work will be done in this area due to it being solid and safe already.

    Q: If we have issues moving stuff on our balcony, what should we do?
    If you want help let us know, we are based in the office at the bottom of the building. We won't come in through your home for access and we will make sure nothing is damaged but in case it does we can't be liable.

  • Monthly Resident's Meeting

    Each month we will be hosting a meeting with residents of Whytecliffe Road to update them on the progress of our works. We will also welcome any questions residents may have.

    We would therefore like to invite you to the next meeting taking place on 4th May from 6pm.

    The meeting will be hosted on Microsoft Teams online and a link to join the meeting will be sent to all residents shortly.

    Representatives from both Equans and Southern Housing will be in attendance and happy to listen to any queries or concerns you may have about the works being undertaken.

  • Resident update - 18th April

    As you will be aware, Equans has been appointed by Southern Housing to replace cladding and associated fire remediation works at Whytecliffe Road.

    Works update:

    • Internal FRA survey is due to start week commencing 24th April
    • Lighting has been installed to our scaffolding for better visibility
    • Cladding panels will start to be removed from 24th April - Please be aware that our operatives will be working around your windows, we recommend that you keep your windows closed during the works to minimise the amount of dust entering your property
    • Call points on the scaffolding will be completed by 30th April


    Scaffold update: Scaffold erection at the rear has started and this will be completed on 30th April 2023. As you can see from the photos below, the scaffolding at the front of the building has been fully erected as well as the compound netting and Haki staircase.
