Martin Arnold Ltd – Contract Administrator

Martin Arnold are the designers of the cladding remedial works. Martin Arnold will project manage the works on behalf of Seren Park Gardens RTM Company Ltd and administer the formal building contract between Seren Park Gardens RTM Company Ltd and Equans. Martin Arnold will also have a daily Clerk of Works on site who will be inspecting the quality of the workmanship.

Equans - Contractor

Equans has been successfully appointed to undertake the removal and replacement of the existing external cladding at Seren Park Gardens.

As per Seren Park Gardens RTM Company Ltd requirements, the cladding panels will be removed and replaced in sections and instalments, ensuring each flat remains watertight at the end of each working day.

HAUS

  • NEW LETTER: Balcony Scaffolding Works

    We will be erecting scaffolding tubes from the ground floor through your balconies up to the top floor. The scaffolding will allow us to remove the balcony decking at a later date.

    Works commencing from Wednesday 23rd June 2022.

  • NEW LETTER: 1st Floor residents - Restricted access to balconies and/or patio, Flats 1 and 2

    Please note that from Wednesday 23rd June 2022, ground works will consist of the removal of the front walls, flower beds and decking on your balcony. In order for us to carry out these works this will restrict any access you have to your balcony/patio. Please kindly remove all your personal items i.e. plants, garden furniture, bikes and bird netting, as we cannot be responsible for any damage caused.

  • Roof Level Works Update

    To enable EQUANS to undertake our works we require the temporary disconnection of all external water and electrical services that pass through the external walls of your flat. This is in addition to the need to move plants, garden furniture etc away from the walls.

    To identify the items that need to be moved and those that can stay, we would like to inspect your flat. We will send you a suggested appointment date and time shortly for the inspection. Once you receive the appointment, please let your Resident Liaison Officer, Christine know if the proposed appointment is convenient or you'd like to re-arrange it.

    Once items have been identified that need moving please make the necessary arrangements to undertake these disconnections, movement of furniture etc. If this will provide difficult for you, EQUANS can provide skilled operatives to undertake the necessary works for a fee.

    Similarly, EQUANS can, upon our completion of the cladding works, provide a service to reinstate items, again for a fee.

  • Podium Works

    We would like to update you on the progress of the scaffolding to the building. As you will have seen scaffolding is now well underway at both ends of the building adjacent Restell Close. The scaffolding will continue being erected to the rear of the building adjacent to the access roadway until all rear elevations have been scaffolded. It is anticipated that this will be the end of June 2022.

    The scaffolding to the elevations facing the podium have been scheduled to commence in July 2022. This follows investigations by our Structural Engineer into the construction of the podium; the precise method on construction found to be used means there is an increased risk as it is too weak to allow a scaffold to be stood on it directly. Risk mitigation means it requires steel beams.

    To allow the beams to be laid on the podium, the swarf walls and fences adjacent the entrance doorways and around the gardens of the podium level flats must be removed. They will be reinstated following completion of the cladding works in Jun 2023. The steelwork and associated scaffold will therefore make the gardens of the podium level flats unusable during this time.

    The Structural Engineer is currently finalising their design and once completed we will be able to update you further.

    EQUANS, Martin Arnold and the RTM are currently working with the BSF to ensure that these additional structural loading works to the podium will be Government-funded and the cost will not fall to leaseholders.

    The use of the steel beams at odium level means that we do not have to put large numbers of props in the car parking area beneath the podium, which would have meant substantial numbers of car parking spaces being out of use for long period of time. We appreciate the steel beams will be an inconvenience, however we agree it is preferable to the loss of many car parking spaces.

    Parking around site and vehicle access has been extremely tight. In order to reduce the footprint of the scaffolding sticking out around the outside of the building and so minimise disruption to services like bin collection etc. it will now be necessary to fit some of the support poles directly through the decking of the majority of the balconies. We confirm that those affected balconies will need to be cleared to allow the poles to be fitted.

    We confirm that your balcony needs to be cleared to allow the scaffold pole to be fitted. Once completed items can be put back on the balcony until we are ready to remove your cladding. However, please be aware that any items stored on the balcony will receive a layer of dust, unless covered. This is an inevitable consequence of works being carried out to neighbouring balconies. We strongly recommend that you do not place items easily damaged on the balcony at any time during the works. We will not be held responsible for any damages to personal items etc. plants, garden furniture, sheds bikes.

  • Roof Level Works

    To enable the cladding works to be carried out to your flat it will be necessary to move plant containers, garden furniture, sheds, temporary structures etc. that stands adjacent the cladding. This is to give the operatives access to the cladding to the walls and decking adjacent the base of the walls. Typically, this will involve moving plant containers of furniture one metre/three feet away from the wall. Additionally, items fixed to the cladding, for example hanging baskets, hose reels etc. will have to be taken off.

    We will be in touch shortly to arrange a visit to your property with the contractor to identify which items need to be moved. This is to ensure that items are not moved unnecessarily and that all items are removed in good time so that the progress of the works are not hampered. Timescales can also be discussed so that you are aware of when items need to be moved and when it is anticipated they can be returned to minimise the inconvenience to you of these outdoor spaces.

    We appreciate that some of the items that need to be moved will cause significant disruption and may require you to arrange for you own contractor to move the larger items of equipment. Further, we can see that there are areas of cladding that must be changed that are now inside rooms. We will therefore work with you to minimise the inconvenience of these very necessary works being carried out.

    We anticipate sending an appointment to view your property shortly to begin the process of getting your cladding changed. Your cooperation in this matter is much appreciated and we will endeavour to keep disruption to a minimum.

  • Podium Access

    Whilst works and loading of materials to the podium are in process, there will be at times limited access to certain areas of the podium. Signs and fencing will be put in place and fencing where works are being carried out to keep you informed and safe.

  • NEW LETTER: Block C1 Scaffolding Works

    EQUANS will need to start scaffolding works in the car park area to the rear of Block C1 (properties 99-150) this area will have limited access during these works. If you need any assistance during these works, please do not hesitate to call your RLO, Christine.

  • NEW LETTER: Balcony clearance - Ground floor residents

    Please note that on Monday 20th June 2022, all balconies should be cleared. Ground works will consist of the removal of the front walls, flower beds and decking on your balcony. In order for us to carry out these works this will restrict any access you have to your front garden area.

    Please kindly remove all personal items i.e. plants, garden furniture, bikes, bird netting etc. if any items are still left on the balconies, EQUANS will move these onto the podium and will not be held responsible for any damages that could be caused in removing any personal items.

  • Containers On Site

    We will be loading 3 large storage containers onto the podium/playground area on TUESDAY 17TH MAY. Our lorry will be parked in front of the underground car park gates between 8am and 5pm. We will have traffic marshals on site to ensure that residents will be still able to enter and leave.

  • Site team changes

    Please be advised that a number of changes have happened within the site team for Seren Park.

    Site Manager, Anthony Amayo and Senior Resident Liaison Officer, Maureen Myles have now left the project. Whilst there is currently no plan to replace Anthony, Maureen has been replaced by new Senior Resident Liaison Officer, Christine Todd.

    We wish the best of luck to Anthony and Maureen on their future projects and please join us in welcoming Christine to the team.
