Chelsea Court


Equans has successfully been appointed as main contractor to undertake major regeneration works at Chelsea Court.

As per Peabody's requirements, Equans is undertaking internal remodelling of the block and complete refurbishment of the 71 self-contained flats with new communal facilities, main entrance, fire escape link bridge, vehicle and pedestrian entrance, terrace, landscaping and new roof.

We are also renewing internal elements including doors, kitchens, bathrooms, ceilings, flooring, mechanical, heating, water supply, electrical, lifts, fire alarms, emergency lighting, fire compartmentation, care alarm and door entry IRS/4G system as well as a new Mechanical Ventilation Heat Recovery (MVHR) system.

The scheme is split into three phases; Phase 1 includes works to the West Wing, Phase 2 to the East Wing and finally Phase 3 to the North Wing.

    West wing residents can now claim free brand new pots and pans for their new induction cooker hobs from Peabody Scheme Manager, Alex Dacosta.

  • Home User Guide now available

    For all residents that have recently moved into a new property, there is now a Home User Guide from Peabody available.

    The guide, which can be viewed from the 'Document Library' or by clicking here, includes helpful information about your new property including useful contacts, safety information, appliance instructions, tips on cutting costs and much more.

    Welcome to our site works update for September

    Garden passes

    A letter has been sent regarding the garden passes that should expire at the end of September. This letter is for those that need to renew their pass as well as for those that didn't request a pass last year but would like to receive one this year.

    It is important that you fill in your details at the bottom of the letter that has been provided or provide your name and flat number on a piece of paper to Peabody. We will collect these slips later to order the passes.

    When providing your information, please ensure that the writing is clear and the information being provided is only your full name and flat number.

    We aim to collect all slips four weeks from the date that is shown at the top of the letter sent, so please ensure you provide your information within the given timeframe.

    Works to be expected

    Asbestos surveying is now complete and works are expected to begin in October.

    External works

    The external works that will be carried out on site is the continued work to the bell tower on the east wing roof.

    Internal works

    As you are all aware, Peabody and EQUANS have begun the move for those living in the north wing to the west wing. Remedial checks have been completed in some of the north wing apartments in preparation for those currently living in the east wing to move into, while phase 2 is being carried out in the east wing.

  • Scaffold Safety

    According to the HSE, accidents on scaffolding involving members of the public due to unauthorised trespassing is on the rise due to the current trends:

    • Climbing for fun
    • Free running
    • Live PokemonGo Running

    The primary driver for Peabody and EQUANS, is your safety and that of other visitors and our workers. With this in mind, we would like to remind everyone that the following should apply:

    • If you see anyone on the scaffolding outside of our working hours of Monday-Friday or at the weekend, please contact the Police immediately on 101
    • Only employees of EQUANS and authorised client representatives are allowed on the scaffolding
    • For safety reasons, any other persons on the scaffold will be deemed to be trespassing, which will mean that the Police will be contacted

    If any trespassing issues are reported we will take punitive precautionary measures, which may include installing fencing to prevent access. This is something we don't really want to do but safety has to be a key factor.

    If you have an emergency outside of our normal working hours (Mon-Fri, 8am-5pm), please call Peabody's Out of Hours Number: 0300 123 3456.

  • Works Update - August 2022

    Welcome to our site works update for August

    While Peabody is preparing for the residents to move back into the West Wing (Floors 1-5). The EQUANS site team have been and are currently scheduled to carry out asbestos surveys in the North and East Wings.

    As it has been previously mentioned, access was needed to some properties, but those who's apartments that have to be accessed will be notified ahead of time.

    Remedial Appointments

    As some of you are preparing the move back into the finished wing, remedial appointments have been scheduled. A member of the EQUANS site team will come to inspect the apartment and note any issues, please use this opportunity to update the site team of any issues in your apartment(s).

    Garden Pass Update

    The current passes will be expiring at the end of September 2022.

    For those that want to renew or receive a card this year, a letter will be sent out for you to complete. The information that will need to be provided will include your name and flat number. This information will then be collected by Peabody's office at a later date.

    A reminder will be sent out at the final week of collection in case some of you forget.

  • Works Update - July 2022

    Welcome to our site works update for July

    The Chelsea Court site team is proud to announce that they have achieved handover for the first phase. This means that residents will soon be able to move into their refurbished homes.

    The site team recently had labourers on site installing curtains in the apartments in preparation for when residents move in.

    Second Phase

    As the first phase (West Wing) has now been achieved, the site team is now beginning the second phase (East Wing). Those of you that live in the East Wing would have received a letter regarding asbestos surveying.

    Monday the 1st of August, we may require access to the homes to carry out the surveys. The access request has been mentioned in the letter as allowing us access to all homes is not compulsory as only some would be required. Surveys will be carried out from 8am-5pm.

    A reminder that the surveys being completed is safe and residents do not have to worry about health and safety.

    Moving Schedule

    As residents will soon be able to move back into the West Wing, a moving schedule has been created to ensure that the transition from the currently occupied wings to the newly refurbished wing is carried out smoothly. The move will occur in groups of 2 - 4 at a time.

    Garden Pass

    A reminder that we'll soon need to renew the current garden passes. As not all residents requested a pass last year, but would like to this year, please ensure that you send a request for a pass on the renewal date.

  • Works Update - June 2022

    Welcome to our site works update for June

    Since our previous update

    The site team is delighted to announce that the progress of works to the 5th to 2nd floors of the West Wing is currently 99% completed.

    An emergency exit has been implemented through the compound/garden area. This can be access through the ground floor fire exit, through the fire escape stairwell.

    There will be a fire exit door that will lead you to the garden area, where you'll be able to exit the premises. Please note that you will still be able to exit normally through the central core, and this exit is for emergencies only.

  • Works update - May 2022

    Welcome to our site works update for May

    Since our previous update

    To further promote fire safety, the site has successfully implemented automatic windows. These have been installed at the end of each corridor of the floors.

    The automatic windows are set to automatically open in the event of a fire, the smoke detectors fitted into the system will send a message to the fire alarm panel to open the window, when a level of smoke is detected.

    As previously stated in our last newsletter, works to the Bell Tower refurbishment has resumed. We expect to complete these works by early July 2022.

    Site team update:

    As previously mentioned, the new Site Manager Sergiu has replaced the scheme's previous Site Manager, Daniel Barbu. Sergiu started working at Chelsea Court in late April and has quickly adjusted to his responsibilities, site and site team. If you need to speak to Sergiu please contact him on 07977 165 330.

  • Fire Safety!

    Fire kills - but YOU can prevent it!

    To assist you in keeping yourself, your home and others safe from fire, we have sourced a number of guidance documents to help understand the risks and what you can do to prevent them.

    DID YOU KNOW? A working smoke alarm could save you in a fire - 35 people die each year because their smoke alarm is not working!

    Test your smoke alarms every month and change your battery every year or when necessary.

    • Check your smoke alarms are safe
    • Check your smoke alarms work
    • Put your smoke alarms in the right place

    DID YOU KNOW? Every 6 days someone dies in a home fire started by a cigarette!

    Make sure fires do not start:

    • Keep children out of the kitchen when you are cooking
    • Stay in the kitchen if you are cooking with fat - fat can set on fire easily
    • Use plugs safely - too many in one socket can start a fire
    • Check for broken plugs and wires
    • Put out cigarettes when finished
    • Put candles in a holder and keep them away from things that may burn

    DID YOU KNOW? Faulty electrics cause about 6,000 fires in the home each year!

    Think about how to get out safely, make a plan to get out fast. Phone 999 for the fire and rescue service. If your clothes are on fire - stop, drop and roll!

  • Friends of Chelsea Physic Garden

    Staff that run the Chelsea Physic Garden are looking for Friends to help support them.

    Sitting on the Thames embankment, and sheltered by high walls, the Chelsea Physic Garden is one of the oldest and most respected botanic gardens in Europe. Founded in 1673 by The Worshipful Society of Apothecaries of London for its apprentices to study medicinal plants and their uses, it became one of the most important centres of botany and plant exchange in the world. Chelsea Physic Garden's plant collection is unique in being the only botanic garden collection focused on medicinal, herbal and useful plants.

    Today, as an independent charity, they reply on visitors, friends and supporters to help protect and nurture the Garden for future generations.
