Hackney - Seaton Point


Equans was successfully appointed by Property & Asset Management to undertake the external capital works to blocks and properties at Seaton Point in Hackney whilst residents remain in occupation.

As per the London Borough of Hackney's requirements, the works at Seaton Point include internal/external asbestos surveys (and removal if required), window replacement, brickwork and concrete repairs, removal and replacement of external wall insulation, replacement of boiler flues to bring in line with new building regulations and general associated external building works. Works at Seaton Point started in June 2021.

  • Works update - September 2023

    Welcome to your works update for September, the information below provides an update on the works currently being delivered at Seaton Point.

    We have now uplifted 85% of the existing roof covering and applied the VPL barrier. Sadly, we are still experiencing water ingress through the substrate of the roof, a dye test has been carried out to the outlets and is clear - this is ongoing.

    The red fin to the front of the building is 75% complete and we have completed almost 36 balconies in full and we are in the process of handing over 18 of them week commencing 16th September.

    Fire flu panels are ongoing and a further 17 are being installed from week commencing 16th September. Also from this date we will be installing four sets of new kitchen windows to levels 1 and 2.

    Unfortunately, due to no access issues, works will be slowing down over the next few weeks.

  • Works update - July 2023

    Welcome to your works update for July, the information below provides an update on the works currently being delivered at Seaton Point.

    Progress is continuing to the South-East corner of the Winter Gardens, 90% of the North-West corner is now fully completed.

    The hoist has been adapted to reach the roof and access is now granted for the removal of the roof covering which started week commencing 7th August.

    Delivery of the new roof covering has been achieved and the red fin on the roof has been fire proofed and received its new render system and paintwork in a lovely Terracotta Red.

    The tank housing has received minor concrete repairs and we have applied a base coat. We are now applying two full coats of SIKA white top coat.

    We have a 40yrd skip in the rear car park ready for the old roof covering to be cleared from the newly adapted hoist. Residents are advised to take advantage of the large skips which are easily available to clear any unwated items prior to us carrying out works to the winter gardens.

    We are planning to open tier 3 of the South-West corner week commencing 14th August.

  • Works update - May/June 2023

    Welcome to your works update for May & June, the information below provides an update on the works currently being delivered at Seaton Point.

    An additional six balconies were opened on the North-West corner in May and a further six on the 5th June to the South-East corner.

    Windows have been removed in preparation to the steelwork carried out along with the refurbishment works to fire proof the balconies, new windows have been installed to the bedroom, along with new kitchen windows and boilers where required - if existing boilers were within life expectancy guidelines, they were re-positioned to keep within the gas regulations and new certification issued.

    Further progress with the external wall insulation applied to an amazing detail along with newly installed window sills to the new windows, a new capping has been installed to the roof parapet walls and works are in progress to replace the window panels to the lobby staircase windows complete with fire protection between floors.

    We hope to open the third corner of the block on 26th June which will be the South-West corner, subject to access with the top floor flat.

  • Works update - April 2023

    Further to your recent newsletter, the information below is to provide an update on the programme about the works currently being delivered at Seaton Point.

    Since our previous newsletter in February, we have made significant progress with the bedroom and kitchen window replacements; thanks to all who allowed access for this essential work.

    We understand that these works are highly disruptive, and Hackney and Equans both have dedicated staff with whom you can discuss potential measures to assist you while the works take place.

    Our priority is to ensure that this project to Seaton Point is completed as quickly as possible, to leave residents with a building which is improved for fire safety and energy efficiency standards.

    Our progress to date

    We have now completed as much window work as possible; to progress further, we need to secure access to a remaining few homes. Hackney Council have met with these residents to discuss arrangements to start work. We will update all residents on progress as soon as possible, as we are keen to ensure that there are no further delays to the scheme and that we can begin to remove the scaffolding from the summer onwards.

    You may notice a reduction in operatives working at the building due to the lack of available work. Achieving continuity of work in the coming weeks, which will require the cooperation of all residents, is essential in the coming weeks to ensure that we can retain our subcontractor appointments.

    To date; windows to 60 properties have had both the kitchen and the bedroom windows replaced, and a further 9 have had the bedroom windows replaced. We are unable to complete the kitchen windows to these 9 properties as they have to be replaced at the same time as their neighbouring properties' kitchen windows.

    The 1st, 2nd and 3rd floors cannot be fully completed until the scaffolding has been removed down to these floors. The scaffold will then be altered so that we can remove the cladding.

    We started the winter gardens on the north west elevation in January 2023. We have access to 19 winter gardens and these are progressing with the upper floors near completion, please remember these can only be started from the top floor.

    We have also been replacing boiler flues to meet the current gas safety regulations and some boiler relocation works were needed to certain properties. We will return to each property at a later date to fit the fire retardant panel which has to be ordered after the measurements have been taken. This appointment will be approximately 6 weeks after the installation of the flue.

    Decoration to the chimney stack has been completed.

  • Equans provide careers day for care leavers

    Equans are working with the London Borough of Hackney to provide a pre-employment programme for care leavers interested in a career within the construction industry.

    In March, Social Value Manager, Mark Bush was joined by Project Manager, Scott Pheby at New City College's Youth Hub to meet with several care leavers interested in work experience opportunities with our site team in Hackney.

    Mark also provided advice and information on careers in construction and what employers are typically looking for.

  • Replacing the winter garden glazing

    Before this work can start we ask that you remove all belongings from the winter garden. If you are in need of assistance, please speak with your RLOs, Jahdai and Simona who will discuss your needs with you.

    We will need to secure the doors to the winter garden (for safety reasons) and you will not be able to access the area for the duration of the work.

    This will take approximately 10 days to complete. Equans will replace the glazing, paint the steels in a fire resistance coating, remove any timber from the ceiling of the winter garden then cover this back again in plasterboard and then finish with a white paint.

    While the works to your winter garden will take about 10 days to complete, the garden will remain secured until works are finished to the flat above and below yours. This is because of the way the winter garden frames are connected together. It would not be safe to use the garden again until these flats are also completed.

    Please note: The 10 day programme is dependent on the drying times for the paint. We will let you know as soon as there is any risk the work will take longer than 10 days.
