Equans is undertaking emergency works to balconies including the replacement of combustible materials. Designs are also being prepared for all other works at Hallam Court and Olivia Court.

Olivia Court Works Update - June 2024
Welcome to your latest works update - this is where we will regularly update you on our progress with the works being undertaken at Olivia Court.
If you have any queries, questions or concerns about the works please contact your appointed Resident Liaison Officer (RLO), Fred Bygrave on 07788 190 153.
It is our intention to provide a regular update to the residents at Olivia Court as to what works have taken place and what works are upcoming. In between these updates the site team will be contacting you to make appointments for any surveys or works that need to be done to the outside of near your flat.
Our progress to date:
- New site office now based at 2 Hallam Court
- Stripped back to OSB board (wood panel) and monoflex is ongoing. Works have re-commenced to the front elevation of the block (Saddle Mew entrance)
Important information:
Windows: We would like to remind everyone to keep their windows closed (due to potential but not anticipated noise/debris/dust etc.) as well as the privacy element. The make of the insulation to the rear is EPS which is very light and can easily be blown back into your property.
Scaffold Health & Safety Risk: We would also like to remind residents not to smoke on their balconies and throw cigarette butts on the scaffold along with other items such as rubbish, toys etc. Unfortunately, cigarettes and cigarette butts can easily be blown back into the building and/or onto the scaffold or existing cladding and cause a fire.

- Scaffolding completed
- Stage 4 design in progress
- Fire Engineer on site testing the smoke alarms on 15th May
- Fire Strategy Plan was also completed on 15th May
Next month's key steps:
- Stripping of CP board / insulation and replaced with new insulation and fire rated boarding
- Stage 4 design issued

Hallam Court Resident Meeting Minutes - May 2024
We are pleased to share the minutes from our last resident meeting for Hallam Court residents held on 29th May 2024.
As a reminder, if you have any queries, questions or concerns regarding the works being undertaken by Equans please direct them to your appointed Resident Liaison Officer, Fred Bygrave.
Last month's key steps:
- Stage 3 design and drawings received and now complete
- Stage 4 design in progress
- 98% of gas surveys have been completed
- We have completed 85% of the Y Wall and insulation installation
- We had a Fire Engineer on site on 15th May testing the smoke alarms and a Fire Strategy Plan has been completed
- We have started installation of the cavity barriers to the party walls
- We have started the fire mastic to the Y Wall
- We have also started the EPDM around the windows
- We have started installing the breather membrane
Next month's key steps:
- Completion of the installation of the insulation and the Y walls
- Fire mastic will be completed
- EPDM around the windows will be completed
- Installation of cavity barriers, brackets
- Completion of stage 4 design
- Breather membrane completed
Questions asked during the meeting:
Q: What are we waiting for with stage 4 and what is stage 4?
A: Stage 4 drawings have been issued for consultant's comments, Structural Engineer, Fire Engineers and consultants. Stage 4 is the final design information from specialist cladding contractors based on stage 3 designs / drawings and comments from engineers/consultants to manufacture and construct the project.Q: Will the gardens / areas be re-instated?
A: Yes, the gardens will be re-instated. In the meantime we will cut the grass and tidy up the garden areas. Cutting of the grass is weather dependent as we cannot cut grass if it is raining, or the grass is wet.Q: Why have we only completed 98% of the gas surveys and not 100%?
A: There are a couple of properties that we have not managed to gain access to.Q: Why was the fire alarms tested in Hallam and Olivia Court?
A: The purpose of the test was to provide information as to how the building fire precautions operate together in an emergency, such as escape routes and distances operation and efficiency of the smoke ventilation, compartmentation lines of fire resistance, means to alert occupants of a fire. - Scaffolding has now recommenced and as such we will start removing the old cladding and wooden panels. We will keep you updated as to when we will start this work and when we do start please be aware that the works may be noisy
