Eslanda Robeson House (Glengall Road) is a new development being built by Equans in partnership with the London School of Economics and SPARK Living.
The scheme includes demolition of an existing warehouse structure and erection of a new mixed use 15 storey building (modular pre-cast concrete frame manufactured off site) including a basement plantroom, UKPN substation and lower ground floor, 676 student rooms, 647 en-suite rooms (5-11 bed cluster flats) 35 studio rooms, a 2,375 sqm commercial floorspace gym, external courtyards, shared kitchens, cinema room, laundry room, amenity space and staff offices.
The project began in January 2022, and is due to complete in July 2024.

October update from Oliver Connell
Welcome to the latest update from the scheme's primary subcontractor, Oliver Connell & Son.
Progress on site:
The basement substructure construction has been completed while work has begun on the lower ground floor slab which is essentially the soffit of the basement enclosing it entirely below ground.Groundworks are ongoing around the west elevation towards Glengall Road with drainage being installed and final foundation elements. Temporary works were required along Glengall Road to keep the site boundary along the road from moving as the working area inside the boundary line was below the road level.
What's happening next?
As the basement is only a partial section of the entire site, this section of site must now catch up to the surrounding structural elements on site in order for it to continue with the superstructure build.In November the building will continue to progress out of the ground into the upper floors, the lower ground floor over the basement will be complete with sections of the upper ground floor poured. Vertical elements will be cast from each floor to progress upwards with the next section of slab and so on.

September update from Oliver Connell
Welcome to the latest update from the scheme's primary subcontractor, Oliver Connell & Son.
Progress on site:
Our second crane was erected during the beginning of September. This will increase speed and mobility of materials across the entirety of the site and most importantly increasing our access to vertical elements. Continuing with the basement reduced dig there has been an additional 2,430 tonnes of soil and stone removed. 630m2 of concrete has been poured into foundation pile caps, beams and the first slab pour in the basement.What's happening next?
With the first section of the basement slab poured the first vertical elements of the buildings substructure can begin to be cast. Starting with the basement liner walls around the perimeter of the basement. Then progressing onto core walls and columns which will span from the substructure to roof in varying locations. With an adequate area of columns and core walls cast and cured to the required design strength the next level of slab can then begin to be constructed using falsework props to carrying the load at the necessary height and formwork shutters to create the shape.Local procurement and jobs

Equans pledges support to university following site visit
Following a visit to site in August from one of it's tutors, Equans has pledged to support the University of Bedfordshire and it's future potential students.
Equans Site Manager and Construction Management Graduate, Joshua Peach, has been working with the University of Bedfordshire and his former tutor, Dr James Bishop, in the University's campaign to promote their Construction Management course to future potential students.
As part of this campaign, Josh's former tutor requested a visit to the Glengall Road site where Josh has been working since completing his degree in Construction Management at the University. James spent time catching up with his former student and also asked Josh to take part in a promotional film that would later be used to showcase Josh's success since leaving the University as well as sharing success stories from the other graduates in Josh's class.
Josh was of course happy to provide support and in August, arranged to give James a personal overview and escort around the Glengall Road development in Southwark.
Josh studied part-time at the university for five years, working towards his Construction Management degree, whilst also working on site for Equans. During his time at university, Josh was given help from Equans by way of on-call support from our in-house Learning & Development team, financial support for university fees and also being allowed to work flexible hours so that he could focus on his studies when needed.

I can't wait to welcome the next generation of students onto the site and give them an insight into the varied range of careers they could achieve within the industry." During the visit, Josh and James reminisced about their time at university together, and celebrated how well Josh had done to achieve his BSc (Hons) degree. Josh was also filmed whilst he gave James a full site specific safety induction before providing a detailed overview of the scheme and personally escorting him around the site to get a first person view of the works being undertaken.
Throughout his visit, James had an informal interview with Josh, which would later form part of the video being produced by the university to showcase the success of students that had passed the course, in an effort to promote construction related courses to potential future students whilst also giving them an invaluable insight into the career progression possible after achieving their degree.
Following the success of the visit, and in true collaboration, Josh agreed to work in partnership with the university and aid them in promoting courses, especially those looking to start a career in construction by giving future students the opportunity to visit site in person and receive a personal overview of the scheme.
"It has been a pleasure to have Josh on the FdSc, and the follow-on BSc (Hons) Construction Management degrees at the university. Josh has shown a real determination to do well and made a great job of balancing his work and university commitments, ultimately achieving a first class honours degree. It is no surprise to see him doing so well in his current role with Equans, and we are sure he has a bright future and career ahead of him.
"It's important for the university to maintain close relationships with regional and national employers, and we were pleased to jointly sign a letter of intent with Equans, demonstrating the intention from both sides to collaborate moving forward around teaching, learning, and research opportunities. We look forward to returning to the Glengall Road site with the new cohort of students for a site visit later in the year, with Josh able to demonstrate as an ambassador for both the university and Equans in terms of what can be achieved." August update from Oliver Connell
Welcome to the latest update from the scheme's primary subcontractor, Oliver Connell & Son.
Progress on site:
The first two cranes have been erected. The capping beam construction continues along the west elevation, its final section. On site we have begun the main dig inside the basement to reduce the ground level to basement slab level. 5,270 tonnes of soil, stone and sand have been dug and removed off site in the month of August. The construction of pile caps in the basement began towards the later end of the month. In August, site has poured 520 cubic metres of concrete along with installing 125 tonnes of rebar.What's happening next?
Material within the basement will continue to be removed until all excess soil is gone. The basement foundations works will progress while beginning the waterproofing stage. The basement slab works will begin followed by the construction of vertical elements around the perimeter of the basement. The second crane will be erected mid September.Local procurement and jobs

Further support shown for Glengall Wharf Gardens
EQUANS returns to Glengall Wharf Gardens to help clear and improve the space further so it can be enjoyed by local residents.
After a busy summer the garden started having a large mass of timber pile up that was unusable. After speaking with the garden staff, Site Manager, Joshua, agreed to help clear and tidy the yard free of charge.
In August, EQUANS provided and loaded an 8-yard timber skip free of charge to the Glengall Wharf Garden.
This is now the second time EQUANS have supported the community garden after also previously helping to tidy the space back in May and EQUANS has pledged to continue supporting the garden throughout the duration of our works at Glengall Road.
Joshua has agreed to return to the gardens in the next few months to spend a day or two rebuilding and repairing their raised planter beds.

July update from Oliver Connell
Welcome to the latest update from the scheme's primary subcontractor, Oliver Connell & Son.
Progress on site:
Piling has been completed with a total of 511 piles constructed. The capping beam construction continues along the Bianca Road elevation. On site we have begun the main body of foundation works which comprises of large 2.2m high beams spanning a distance of 9m, these beams span across a large services tunnel deep underground. The crane base for TC1 has been cast, once the required concrete strength is reached the crane can be safely erected.What's happening next?
The planned erection date for the first tower crane on site will be 4th of August. With the crane erected the works on site can begin to work more fluidly and are not constrained to as many movement limitations. Works will progress along the capping beam along the Bianca Road elevation and the large ground beams will continue working from East to West toward Glengall Road.Local procurement and jobs

Site Manager Josh Peach, becomes Site Sustainability Champion
Site Manager, Josh Peach has become the Glengall Road scheme's Sustainability Champion after passing a BREEAM examination.
Due to our expectations of achieving an excellent status under BREEAM it was a requirement for the team to include a Site Sustainability Champion. After completing the BREEAM AP Site Sustainability Manager course, Site Manager Josh Peach has now achieved the title of Sustainability Champion.
BREEAM (Building Research Establishment Environmental Assessment Method) is the world's longest established method of assessing, rating and certifying the sustainability of buildings. BREEAM is an assessment undertaken to monitor, evaluate and rate a range of environmental issues that face constructors including energy and water use, health and wellbeing, pollution, transport, materials, waste, ecology and management process. Buildings are rated and certified on a scale of 'pass', 'good, 'very good', 'excellent' and 'outstanding'.
As part of his new role, Josh is now responsible for monitoring various elements of the construction process including material specifications, deliveries to and from the site, maximising sustainable solutions such as reuse schemes, recycling and also working closely with the site's BREEAM Assessor to ensure Equans achieves excellent status.
In response to Josh's new role, the team will be implementing innovative solutions to minimise site waste whilst also working closely with the local community to reuse items which can no longer be used on site.

Site operatives receive specialist noise safety training
Equans staff receive training from noise safety innovators, EAVE, to increase their awareness and understanding of dangerous noise levels and their damaging effects.
With the size and scale of the scheme and multiple noisy works, including piling, managing noise safely is of paramount importance and Equans is always seeking out innovations, new technologies, and best practice systems within the industry which can support our commitments of putting safety first.
Earlier this year, SHEQ Advisor for Equans, Michael Harding, spoke with Site Manager, Joshua Peach, about EAVE, experts in the field of noise management and safety, and they arranged for EAVE to come to Glengall Road to deliver training for our operatives on site.
On 8th July, Joshua and Michael were joined by Dr. David Greenburg, founder, and CEO of EAVE, a comprehensive occupational noise management solution.
The intelligent noise control system allows management of noise through their FocusLite ear defender headsets, and then offers the ability to measure and analyse data which is transmitted from the headsets directly to a smart online platform, helping companies, such as Equans, to use this data to better manage working environments, set targets and implement best practice for safe noise level control on site.
Dr. Greenburg spent the morning on site, delivering training on why protecting our hearing is so important. He set out what the problem is by explaining how and why our hearing becomes damaged when we're exposed to noise, and what some of the long-term, lasting impacts of hearing damage can be.
He also spoke about the best ways we can help protect ourselves from dangerous noise levels and concluded the sessions with staff being able to try out their FocusLite ear defenders.
"The welfare of people on our sites is so important to me and it was great to have the training today. I've had some good feedback from staff, and it was really useful to try out the ear defender headsets. We were impressed with how we were still able to hear normal conversations, even though they were blocking out potentially harmful noise. Anything which can help keep our staff safe and further reduce the likelihood of accidents on site, can only be a good thing." Joshua Peach, Site Manager, Equans

Site achieves 'Excellent' considerate constructors scheme score
The site team received an impressive score of 41/45 for their first audit visit by the Considerate Constructors Scheme (CCS) after scoring high marks in each of the three categories.
On 28th June, a CCS monitor visited the scheme and carried out their audit of the site, commenting things like "The speed at which community engagement has taken place and the number of events already held by this site is impressive. There is also a strong commitment to the community garden opposite the site with help already provided and a plant put in place for the future"
The CCS is an independent organisation founded to raise standards in the construction industry to ensure all construction sites present an image of competent management, efficiency, awareness of environmental issues and above all neighbourliness. Monitors from the scheme regularly audit our sites to ensure we are adhering to the scheme’s Code of Considerate Practice which is designed to encourage best practice beyond statutory requirement.
Each audit is split into three categories; respect for the community, protecting the environment and valuing the workforce each with a potential score out of 15 with a total combined max score of 45 available. To score above 13 in any category warrants an excellent level of achievement for that category.
Congratulations to Joshua, Alex and the rest of the site team, who work so hard every day to maintain such high standards
