Eslanda Robeson House (Glengall Road)
Eslanda Robeson House (Glengall Road) is a new development being built by Equans in partnership with the London School of Economics and SPARK Living.
The scheme includes demolition of an existing warehouse structure and erection of a new mixed use 15 storey building (modular pre-cast concrete frame manufactured off site) including a basement plantroom, UKPN substation and lower ground floor, 676 student rooms, 647 en-suite rooms (5-11 bed cluster flats) 35 studio rooms, a 2,375 sqm commercial floorspace gym, external courtyards, shared kitchens, cinema room, laundry room, amenity space and staff offices.
The project began in January 2022, and is due to complete in July 2024.

Community garden receives improvement works thanks to EQUANS
Thanks to help from Equans, the Glengall Wharf Gardens opposite the site has undergone improvement works allowing them to continue offering an essential service to local residents.
As part of Equans responsible business commitments, Site Manager, Joshua Peach, has been working closely with Glengall Wharf Gardens to support their community garden.
In May, Joshua arranged for the neighbouring gardens to be improved. Their timber yard was completely cleared and tidied including the removal of all their waste.
It was agreed that during the summer period if Equans operatives found it too warm to eat within the provided welfare facilities on site that they were free to use the gardens to eat their meals in an outdoor space.
Joshua has agreed to return to the gardens in the next few months to spend a day or two rebuilding and repairing their raised planter beds.

June update from Oliver Connell
Welcome to the latest update from the scheme's primary subcontractor, Oliver Connell & Son.
Progress on site:
Piling has been progressing at speed with another 200+ piles completed in June. The capping beam has begun, this consists of an RC beam that is positioned on top of the basement contiguous piles to lock them together as one solid wall and also spread the above structures load into these piles. Muckaways have been ongoing daily with 2100+ tonne of excess ground material removed from site for the substructure foundations.What's happening next?
Site will be piling for another two weeks with the remaining piles completed and the piling rig removed from site. With this stage completed all focus is applied to reducing the ground level for the substructure foundations and constructing the pile caps & beam foundations. The first crane base will be formed in June for TC2 with a planned erection date of 4th August.Local procurement and jobs

Progress on site:
Piling has been progressing as planned with 33% of all piles completed in May. This equals to over 130nr piles of various width and depth. Piling is the process of inserting structural piles into the ground that will become the base of the building. Piles are required where soil and earth are performing poorly and are used to spread the load of a building and firm the ground.What's happening next?
Site will be piling for another 5-6 weeks whilst beginning work on the capping beam and pile caps. These will be the second step in substructure foundation works that allow the buildings load to transfer into the piles. Site will be reducing the ground level to construct these substructure foundations. This will create the need for removing excess soil/ground material off site via lorry, a term in the industry known as 'muckaways'.Local procurement and jobs

April update from Oliver Connell
Welcome to the latest update from the scheme's primary subcontractor, Oliver Connell & Son.
Once complete in Summer 2024, this exciting redevelopment will provide a 15-storey halls of residence. Features of this scheme include:
- A new gym
- External courtyards
- Roof terraces
- Shared kitchens
- Cinema room
- Laundry room
- Amenity space
- Staff officesProgress on site: Site completed the reduced level dig and came across a lot of concrete obstructions that had to be removed. Site conducted a UXO survey and probed 95 locations to check for unexploded ordnances and nothing was found. The installation of the piling mat is 90% complete and piling works have commenced.
What's happening next? Site will be piling for the next nine weeks. Oliver Connell will be in attendance to assist the piling process and to manage works on site.

March update from Oliver Connell
Welcome to the latest update from the scheme's primary subcontractor, Oliver Connell & Son.
Progress on site: The enabling phase of the project is progressing well, the existing structure has been demolished with 90% of the demolition waste recycled.
Site have commenced the removal of the existing concrete slab/foundations to allow the installation of the piling mat. The concrete is being recycled on site to produce the piling mat.
This is possibly the most disruptive element of the works, however site are taking all possible measures to minimise disturbance.
The slab is to be broken out in large sections and water is being used to suppress dust. The concrete slab is planned to be removed by week ending 27th March.
Our working hours are Mon-Fri 8am-6pm and Saturdays 8am-1pm.

February update from Oliver Connell
Welcome to the latest update from the scheme's primary subcontractor, Oliver Connell & Son.
Progress on site: The demolition phase of this project is progressing well. The subcontractors are carefully soft stripping the existing warehouse walls and removing the roofing sheets. Scaffolding is complete to provide protection for works to progress.
What's happening next? Site will be using a mobile crane to cautiously remove the horizontal roof beams to allow the soft strip of the building's fabric to continue. Site will then focus on removing the concrete slab to allow the installation of the piling mat.

Demolition works nearing completion
Generally we are complete on the soft strip (this includes clearance of internal fixtures and finishes prior to demolition).
Asbestos removal is nearing completion and removal of the roof sheeting is underway prior to structural demolition.
The loading bay has been completely demolished, service disconnections are underway and protection scaffolding has now been erected to the site perimeter.

Our commitment to training and employment at Glengall Road
Equans is committed to supporting the development and growth of talent within the construction industry and we offer a variety of routes into employment with them, including work experience placements, training opportunities, a graduate programme and apprenticeships.
Working in partnership with our client, London School of Economics, we have set out our commitments for providing training and employment opportunities for local residents, they include the following:
- To place a minimum of 44 unemployed residents from the local borough into sustained employment within the construction industry
- To train a minimum of 44 residents from the local borough using short courses
- To provide a minimum of 11 new construction industry apprenticeships or NVQ start.

Oliver Connell appointed as primary subcontractor
Oliver Connell & Son Ltd have been appointed to undertake the enabling works and construction phase up to level 2 at Glengall Road. Their planned works commence from January 2022 to March 2023.
In agreement with Southwark Borough Council the permitted site working hours are between 8am-6pm Monday to Friday and 9am-2pm Saturday.
As the works progress, Oliver Connell with provide monthly updates with regards to their work activities, out of hours deliveries and programme duration.

Free training ensures Southwark residents are site ready
18 Southwark residents are now fully equipped and prepared for a career in the construction industry thanks to a suite of free training arranged by EQUANS.
In partnership with The Skills Centre in Southwark, Social Value Manager for EQUANS, Patrick Warren, recently arranged for 18 local residents to receive a number of free training courses in an effort to help them successfully secure employment within the construction industry.
As well as a number of practical hands-on training including courses such as mobile tower awareness and asbestos awareness, delivered by EQUANS own in-house Trainer, Mick Doyle, residents were also invited to undertake a CSCS test to significantly improve their chances of finding employment.
Patrick has worked alongside The Skills Centre for a number of years and has a close working relationship with staff that ensures EQUANS can continue to offer training and employment opportunities like these for local people for a long time to come.
