Welcome to the microsite for Iveagh House. Equans is undertaking works on behalf of The Guinness Partnership.

This site will provide regular updates on works being undertaken on your building, house documents that are sent out to you and provide clear information on what to expect.

Works on this scheme include roof renewals, external brick & concrete repairs, windows, balcony works, sprinklers and M&E installation.

The project began in the first quarter of 2023, and is due to complete in 18 months.

  • New Progress Photos - March 2025

    We've uploaded five new photos to demonstrate how works are progressing.

    Our progress of works currently consists of:

    Installing rainwater pipes and kitchen waste piped externally

    6th floor electrical lateral mains installations in communal areas.

    New scope of works in apartments which are voids and decanted. They include the following:

    • Drilling cores and installing plenums for new bathroom extractor fans
    • Bathroom extractor fan installations, including the encasement of the ducting.
    • Sprinkler installations including the encasement.
    • Smoke alarm installations in the flats
    • Completing outstanding works in flats. These scope of work include kitchen extractor fans and electrical literal mains installations
    • Fire safety works to the loft including installing fire safety boards
    • 6th floor balcony and terrace floor lang tiles completed and the railing installations will be commencing soon.

    Subcontractors contracted by Guinness are currently carrying out the following:

    • Access control and CCTV installations – enabling and communal works
    • Kitchen and bathroom refurbishments in void properties
    • Void flats refurbishments including decorations and flooring renewals

  • Letter to Residents - Balcony Refurbishment Feb 2025

    Residents of Iveagh House will recently have received hand delivered letters regarding Balcony Refurbishment.

    The letter contains information regarding the 6th Floor Balcony – installing floor lang tiles, which will be the top layer for the new balcony flooring and the work will commence on Wednesday 19th February.

    It is our intention to provide a regular update to the residents at Iveagh House as to what works have taken place and what works are upcoming.

    Our progress of works currently:

    • Scaffold adaptions for rainwater pipes
    • 6th floor electrical lateral mains installations
    • Smoke alarm installations in the flats
    • Installing staircase lighting.
    • Fire safety works to the loft including installing fire safety boards
    • Drilling cores and installing plenums for new bathroom extractor fans
    • 6th floor balcony railings installation from week commencing Monday 03/03/2025
    • Sprinkler installations -pilots


    Subcontractors contracted by Guinness are currently carrying out the following:

    • Access control and CCTV installations – enabling and communal works
    • Evacuation alarm system commission
    • Bathroom refurbishments
    • Void flats refurbishments – decoration and flooring renewal
  • We're closing for the festive holidays!

    We would like to inform you that our Iveagh House site will be shutting for the festive holiday from Monday 23rd December and re-opening on Thursday 2nd January 2025.

    In the event of an emergency during this period, please continue to use our dedicated out of hours number - 0800 328 7244.

    If you see any unauthorised people trying to access the scaffold or our site during this period, please call the police.

    These updates are provided by members of the site team and are always as up to date as possible, however If you have any queries, questions or concerns about the works please contact your appointed Resident Liaison Officer (RLO), Ayo Adagunodo on 07890 630 331.


    It is our intention to provide a regular update to the residents at Iveagh House as to what works have taken place and what works are upcoming.

    Currently, Equans have no instructed works ongoing and no subcontractors have been on site this month.

    Subcontractors working on behalf of Guinness are currently carrying out the following:

    • FRA works
    • Pilot kitchen
    • Commissioning of boilers
    • Starting CCTV installations

    It is our intention to provide a regular update to the residents at Iveagh House as to what works have taken place and what works are upcoming.

    Our progress throughout August:

    • We are currently waiting on designs and the planning application
    • New pipework supplying the annex has been installed and is to be boxed in with bulk head ceiling once the new laterals have been run to the RHS
    • All the new boilers have now been installed including the boiler flue. A smoke test has also been completed. The new heating control panel has been installed
    • Front and rear balcony works are on hold due to planning
    • Repairs to the window surround is now completed as well as the heating system
    • Remedial works to the Juliet balconies are complete including installation of the new steel packers. We are currently applying mastic sealant and the second coat

    Works due to commence in September:

    • Kitchen replacement works have recently been instructed and Howdens will be on site soon to carry out designs
    • Sprinkler system, new lateral mains, bathrooms fans and fire stopping works are all currently on hold

    It is our intention to provide a regular update to the residents at Iveagh House as to what works have taken place and what works are upcoming.

    Our progress throughout July:

    • Decorations to the front elevation has now been completed and signed off
    • All of the new boilers have now been installed - we have had to build a scaffold around the chimney/flue to pull through a plastic liner and connect to the new boilers
    • The remainder of the roof works are on hold due to the chimney scaffold, once complete it will be struck and then we will complete the north veranda to the vapour barrier
    • Front and rear balcony works are on hold due to planning
    • Heating systems are being installed in the annex. No's 166 and 164 are already installed with No.162 due to be completed shortly
    • Concrete repairs to the window surround at No.162 will commence on 19th August and should take approximately five days
    • Remedial works to the Juliet balconies are ongoing including applying mastic sealant and applying a second coat
    • Renovations to the new laundry room on the first floor has started

    Works due to commence in August:

    • Scaffolders to erect a small platform over the new boilers, to coincide with the flue liner installation, connect up the new flue and some pipework adaptations
    • Sprinkler system, new lateral mains, bathrooms fans and fire stopping works are all currently on hold
  • External works update

    Please see details below included from a letter sent to residents regarding the external works.


    Equans are carrying out refurbishing works in Iveagh House on behalf of The Guinness Partnership. At this stage, we are carrying out works which include the following:

    • Plant room works in the basement: It will start on Monday 1st July and take approximately two weeks to complete. During this period, the northside staircase area will be blocked but you will still have access to the central and southside staircases
    • 6th floor balcony works: Removing of the concrete screed on the flooring and laying new membrane. This work commenced on Monday 24th June and will take approximately three weeks to complete

    Please note that there will be noise during both of these works, but we'll ensure that the grinding and drilling tasks involved are completed between 10am and 2pm, Monday to Friday.

    We apologise for any disruption this work may cause. We will keep this to a minimum and ensure that all health and safety procedures are in place.

    Our progress throughout June:

    • All Automatic Opening Vents (AOVs) have been installed
    • Roofs are complete, except veranda balconies
    • Concrete repairs and external painting is ongoing
    • Works to veranda balconies ongoing
    • Plantroom and heating works ongoing

    Works due to commence in July:

    • Re-lining of the buildings' main flue and plumbing works to annex

    It is our intention to provide a regular update to the residents at Iveagh House as to what works have taken place and what works are upcoming.

    Our progress throughout May:

    • Annex building roof replacement is now complete, scaffold 75% removed
    • We have now completed 2 of the 3 new concrete window surrounds on the Annex building. The 3rd is booked for mid-July
    • Scaffold scheduled to be completely removed by 14th June
    • Last remaining window surround to be done off the ground
    • Annex lightening protection is 90% complete. Once scaffold is removed, pits can be dug and the lightening conductors can be installed
    • The new veranda balconies, electrical works, fire system and brickwork concrete repairs are all ongoing
    • We are 95% complete on all the accessible balconies (full size and Juliet's)
    • AOVs to Annex building stairwell is 95% complete, power up and decorations to follow
    • AOV to north and central staircase is 75% complete
    • Painting of the concrete to the main building is 75% complete, rear elevation is signed off where accessible
    • Pilot flat for kitchen and bathroom fan is complete. Waiting on approval for the go ahead to all

    Works due to commence in June:

    • Pilot works for the sprinklers
    • AOV to the south staircase
    • Veranda new insulation and felt
    • First floor toilets to be converted to the new laundry room
    • Lateral mains to be installed for the flats
